Buying now gives you the chance to negotiate, include conditions, and avoid bidding wars which were the norm just a year or two ago.

2. You Can Lock in a Deal Before Demand Returns

If interest rates begin dropping into 2026 as expected, competition will return fast. That means tighter inventory, higher prices, and less leverage as a buyer.

Buy now, and you’ll likely refinance into a better rate later without fighting ten other offers.

If you’re tight on down payment, carrying debt, or not yet pre-approved, it might make sense to wait 6–12 months. Use that time wisely reduce liabilities, grow your savings, and get credit-ready.
